The primary types of systems are single-ply membranes, modified bitumen, and built-up roofing (BUR). Single Ply Flat Roof Systems

EPDM	Ethylene Propylene Diene Monomer (synthetic rubber)	Highly durable and resistant to UV rays and temperature fluctuations. It is lightweight and easy to install. Available in black, which absorbs heat to melt snow, or white, which reflects heat.	Residential flat roofs and commercial buildings. A popular budget-friendly option.
TPO	Thermoplastic Polyolefin	An energy-efficient and highly reflective “cool roof” material that lowers cooling costs. Its heat welded seams are stronger than adhesive seams.	Warm climates or buildings needing high energy efficiency.
PVC	Polyvinyl Chloride	Extremely durable, resistant to fire, punctures, and chemicals. Its heat-welded seams create a waterproof seal. Excellent resistance to foot traffic.	Commercial buildings where durability is a priority.

Modified bitumen (MB) systems

Modified bitumen is an asphalt-based roofing material that has been modified with rubber or plastic polymers.

Composition: Consists of multiple factory-made layers, including insulation, a base sheet, and a top membrane, often with a mineral surface for UV protection
Installation:
Can be self-adhering (peel and stick) or applied with heat (torch-down).
Benefits:
Offers good waterproofing and durability, and is flexible in cold temperatures. More durable than a traditional BUR system

Built-up roofing (BUR) systems

BUR, also known as “tar and gravel” roofs, is a traditional flat roofing system that has been used for over 100 years.

Composition: Created on-site by alternating layers of roofing felt and hot asphalt or tar, with a top layer of gravel. The gravel layer protects the underlying materials from UV rays and fire.
Durability: BUR is known for its durability, excellent waterproofing, and resistance to UV and fire damage.
Disadvantages: Can be heavy, messy, and labor-intensive to install. Also, the gravel can clog drains.

Other flat roof options

Green roofs: Involve installing a waterproofing membrane followed by a layer of soil and vegetation. They require additional structural support but offer energy efficiency, stormwater management, and aesthetic appeal.
Metal roofs: Metal, such as steel, aluminum, or copper, can be used for flat roofs. Standing-seam panels are most common for low-slope applications. They are highly durable but can be expensive and aren’t recommended for roofs with zero pitch.
